A general home inspection is defined as a non-invasive, visual examination of a property. Home inspections typically include all aspects of a home including the attic, basement, bathrooms, kitchen, ceilings, floors, windows, doors, electrical systems, heating/cooling systems, plumbing, insulation/ventilation, crawl space, and foundation.
A real estate home inspection protects the home buyer by revealing a property’s defects. A home inspection is not mandatory to buy a home in New York State, but is highly recommended to avoid hidden, costly repair work that a home may need after the sale. It is not required for the home seller to get an inspection, and is the responsibility of the buyer to choose to do one. No matter if your property is a new construction or an older home, an inspection typically reveals some surprises.
Because a home inspection is a visual and non-invasive exam of a structure, things like pools, and septic systems are not included. Garages and crawl spaces are included. It is important to note that a home inspection is also subject to what is observed based on the weather during the day/time of the exam.
You should schedule an inspection once your offer has been accepted. You (the purchaser) should plan to be present for the entirety of the inspection to familiarize yourself with the property and ask questions. A thorough inspection usually takes anywhere between 2 to 3 hours and depends on factors like the size, age, and accessibility of the property.
Your house or property inspection report will include a detailed list of observations made by your inspector categorized by non-essential and mandatory repairs. With this tool, you will have a better idea of repairs you may need to make, contract, or negotiate with the seller. Your report is typically delivered within 24 to 48 hours after the inspection.
